These Terms and Conditions of Use (“Terms”) govern your use of the website buildtech.ie (the “Website”) and the consultation booking and enquiry services made available through it. They form a legally binding agreement between you and BuildTech.
Please read these Terms carefully. By using the Website you confirm that you accept them. If you do not accept them, please do not use the Website.
Important: These Terms cover your use of buildtech.ie and the booking of consultations. Any construction, design, cost planning, or feasibility services we provide are governed by a separate written contract signed between you and BuildTech. In the event of any conflict between these Terms and that contract, the signed contract takes precedence in respect of the services it covers.

BuildTech is a registered Design and Build Contractor specialising in home extensions and whole-home renovations in the Greater Dublin Region. We are registered with the Construction Industry Register Ireland (CIRI) and the Sustainable Energy Authority of Ireland (SEAI), and we are members of the Construction Industry Federation (CIF).
Definitions
“BuildTech”, “we”, “us”, “our” means the legal entity identified in Section 1.
“Content” means all text, images, graphics, video, drawings, photographs, project information, and other material made available on the Website.
“Consultation” means a feasibility call (€200) or home consultation (€500) booked through the Website or by phone, as described on buildtech.ie.
“Cost Planning Review” means the fixed-fee Cost Planning and Construction Review Service described on buildtech.ie.
“Construction Contract” means any signed written agreement between you and BuildTech for design, feasibility, cost planning, planning, construction, or related services.
“User”, “you”, “your” means the person accessing or using the Website.
Use of the Website
You may use the Website only for lawful purposes. You must not:
- Use the Website in any way that breaches applicable law or regulation
- Use the Website to send unsolicited advertising, spam, or harmful content
- Attempt to gain unauthorised access to the Website, the server on which it is hosted, or any connected database
- Introduce viruses, trojans, worms, or other malicious code
- Scrape, harvest, or otherwise extract data from the Website by automated means without our prior written permission
- Use the Website in any way that could damage, disable, overburden, or impair it
We may suspend or terminate your access to the Website at any time without notice if we reasonably believe you have breached these Terms.
Accuracy of information on the Website
The Content on buildtech.ie is provided for general information only. Pricing ranges, timelines, planning guidance, and project descriptions are indicative and based on typical Dublin projects. They do not constitute a quotation, a fixed price, professional advice for your specific property, or a guarantee of outcome.
In particular:
- Cost ranges shown (for example, €2,000–€3,000 per m²) are indicative averages for typical projects and do not reflect the actual cost of any specific project, which depends on scope, site conditions, complexity, specification, and other factors
- Planning exemption guidance is general only. Whether your project is exempt depends on your specific property and is subject to current law and the Exempted Development regulations. Always confirm with your local authority or a qualified professional
- Project timelines are indicative and may vary
- Service area information may change from time to time
You should not rely on Content on the Website as a substitute for a feasibility consultation, a written cost plan, or formal professional advice.
Enquiries, consultations, and fees
Submitting an enquiry
Submitting an enquiry form does not create any contractual obligation. We review enquiries within 1 business day and will confirm whether we can offer a consultation. We may decline an enquiry that falls outside our scope (for example, projects below our minimum value of €100,000, single-trade works, or cosmetic-only projects).
Booking a consultation
A consultation is confirmed only once we have reviewed your enquiry, agreed a time, and you have paid the applicable fee:
- €200 — feasibility consultation (phone or video)
- €500 — home consultation (on-site visit within our service area)
All fees are stated exclusive of VAT unless otherwise indicated. VAT will be applied at the prevailing rate where applicable.
Rescheduling and cancellation
If you need to reschedule or cancel a consultation, please contact us as soon as possible. Our cancellation terms are as follows (unless agreed otherwise in writing):
- More than 48 hours before the scheduled time: free reschedule, or full refund on cancellation
- Less than 48 hours before the scheduled time: reschedule subject to availability; cancellation fee may apply
- No-show: full fee retained
BuildTech may also reschedule a consultation by reasonable notice. If we cancel and you do not wish to reschedule, you will receive a full refund.
Statutory right to cancel (consumer right of withdrawal)
If you are a consumer entering into a distance or off-premises contract for a Consultation, you have a statutory right under the European Union (Consumer Information, Cancellation and Other Rights) Regulations 2013 (S.I. 484/2013) to cancel within 14 days of booking without giving a reason.
However, if you expressly request that the Consultation begins during the 14-day cancellation period and the Consultation is fully performed within that period, you will lose your right to cancel. If the service has begun but is not yet fully performed, we may charge a reasonable amount for what has been provided.

What a consultation includes
A consultation is an advisory engagement only. It produces written or verbal guidance on feasibility, budget, planning considerations, and recommended next steps. It is not a Construction Contract, a fixed price quotation, a planning decision, or a structural certification.
Cost Planning and Construction Review Service
The Cost Planning and Construction Review Service is a separate fixed-fee engagement starting from €2,500 plus VAT, governed by a separate written engagement letter. The fee, scope, deliverables, and any additional charges will be set out in that engagement letter before work begins.
Construction and design services
Any feasibility, design, cost planning, planning, or construction services beyond a Consultation are governed by a separate signed Construction Contract between you and BuildTech. That contract will set out scope, price, payment terms, programme, warranties, change control, certification, dispute resolution, and any limitations of liability.
Nothing on this Website constitutes an offer to enter into a Construction Contract. A Construction Contract arises only on signed written acceptance by both parties.
Intellectual property
All Content on buildtech.ie is owned by or licensed to BuildTech and is protected by copyright, trade mark, and other intellectual property laws.
You may:
- View, download, and print pages from the Website for your own personal, non-commercial use
- Share links to publicly available pages on social media or by email
You may not:
- Reproduce, republish, distribute, or commercially exploit any Content without our prior written consent
- Modify, adapt, or create derivative works based on Content
- Use BuildTech logos, brand names, or trade marks except as expressly permitted
- Use project drawings, photographs, or case studies belonging to BuildTech or our clients
The “BuildTech” name and logo are trade marks of BuildTech. All rights are reserved.
Information and material you submit
If you submit information, drawings, photographs, or other material to us (for example, when you upload existing plans for a Cost Planning Review or share project photos with us), you confirm that:
- You own that material or have the necessary rights and permissions to share it with us
- The material does not infringe any third-party rights, including copyright or moral rights of an architect or designer
- You grant BuildTech a non-exclusive licence to use that material for the purpose of reviewing your enquiry, providing your consultation, and (where applicable) delivering services to you
We will not use identifiable project material (your name, address, or interior photography) for marketing without your separate consent, as set out in our Privacy Policy.
Third-party content and links
The Website includes embedded content from third parties, including YouTube videos, Google reviews, OnlineTradesmen and Houzz testimonials, and links to social media platforms. We are not responsible for the content, privacy practices, or availability of those third-party services. Reviewing those third parties’ terms is your responsibility.
Limitation of liability
Nothing in these Terms limits or excludes our liability for:
- Death or personal injury caused by our negligence
- Fraud or fraudulent misrepresentation
- Any other liability which cannot be limited or excluded by Irish law
Subject to the above, and to the maximum extent permitted by law:
- The Website and its Content are provided “as is” and “as available”, without warranty of any kind, whether express or implied
- We do not warrant that the Website will be uninterrupted, error-free, free of viruses, or continuously available
- We are not liable for any business loss, loss of profit, loss of revenue, loss of data, or any indirect or consequential loss arising from your use of the Website
- Where we are liable to you in connection with the Website (excluding any Construction Contract or Cost Planning Review, which contain their own liability terms), our total aggregate liability is limited to €500
If you are a consumer, your statutory rights under Irish consumer law are not affected by these Terms.
Indemnity
You agree to indemnify BuildTech against any losses, costs, damages, or expenses (including reasonable legal fees) arising out of any breach of these Terms by you, your misuse of the Website, or any claim by a third party arising from material you submit to us.
Data protection
Our handling of personal data is governed by our Privacy Policy, which forms part of these Terms. By using the Website you confirm that you have read and understood the Privacy Policy.
Changes to these Terms
We may revise these Terms from time to time by updating this page. The “Last updated” date will show when changes were made. Material changes will be brought to your attention where reasonably possible. Continued use of the Website after changes take effect constitutes acceptance of the revised Terms.
Severability
If any provision of these Terms is found to be unlawful, void, or unenforceable, that provision will be severed and the remaining provisions will continue in full force and effect.
Entire agreement
These Terms, together with our Privacy Policy and any separate engagement letter or Construction Contract you have signed with us, constitute the entire agreement between you and BuildTech in respect of your use of the Website and any Consultation booked through it.
Governing law and jurisdiction
These Terms are governed by the laws of Ireland. Any dispute arising out of or in connection with these Terms is subject to the exclusive jurisdiction of the courts of Ireland, except that, if you are a consumer resident in another EU member state, you may also have a right to bring proceedings in the courts of your country of residence.
