Feasibility First

Honest, Budget-Led Guidance Before Any Design Fees Are Committed

A BuildTech feasibility consultation is the starting point for every project we take on — and it is available to any Dublin homeowner considering a home extension or renovation. We establish exactly what is achievable within your budget, what your planning position is, and what the realistic cost range for your project looks like.

Unlike a consultation with an architect or designer, our feasibility guidance is based on real construction cost data — not estimates produced to win a fee. We tell you what things actually cost to build in Dublin, and whether your project is achievable within your budget.

  • Budget clarity — realistic cost ranges based on actual Dublin construction costs
  • Planning position confirmed — whether your project is exempt or requires permission
  • Design options discussed — what is achievable within your budget and on your site

If Your Expectations Don't Align With Your Budget, We'll Tell You Immediately

We do not tell people what they want to hear. If your budget cannot achieve your project as described, we will tell you clearly and honestly — and explain what is achievable within the budget you have. This approach saves you time, money, and significant stress.

If your project is viable, the feasibility consultation becomes the foundation for the full project — technical design, planning application, and construction — all managed to a clear, agreed budget by BuildTech.

  • Honest assessment — we tell you clearly if your budget and expectations do not align
  • No obligation — the consultation is standalone and does not commit you to further work
  • Clear next steps — a structured pathway from feasibility to construction if your project proceeds

Not sure what your home renovation will cost? We give you full cost clarity before you commit to anything.

Why BuildTech

Why Start With a BuildTech Feasibility Consultation?

The traditional home improvement process in Dublin is broken. Homeowners hire architects or designers, spend thousands on drawings, then discover the build quotes are double their budget. The drawings are useless, the money is gone, and the project is abandoned.

A BuildTech feasibility consultation costs €200 or €500 — and can save you tens of thousands by identifying budget misalignment before any design fees are committed. It is the most important conversation you can have before starting any home improvement project.

  • We do not progress projects without a clear, agreed budget — always
  • We are not architects or designers — we are a design and build contractor who tells you what things actually cost
  • €200 call or €500 home visit — the most cost-effective decision you can make
  • No obligation — the consultation is standalone and does not commit you to anything
  • 100+ projects delivered — real Dublin construction cost data, not industry estimates
How It Works

Our Planning Application Process

BuildTech manages the full planning permission process from initial feasibility through to decision. Every stage is handled internally — there are no third-party handoffs that cause delays or miscommunication.

Feasibility & Exemption Check

We confirm whether your project requires planning permission or qualifies as Exempted Development. Many single-storey rear extensions in Dublin do not need planning — we establish this clearly at the outset, saving you time and fees.

Pre-Planning Strategy & Local Authority Engagement

Where planning is required, we develop a pre-planning strategy aligned with the relevant local authority's development policies. Where appropriate, we engage with the planning authority informally before submission to identify potential issues early and reduce the risk of refusal.

Planning Drawings & Documentation

Our in-house architectural design team prepares all required drawings — site location map, site plan, floor plans, elevations, and sections — along with any supporting reports and compliance documentation. Accurate, complete documentation reduces the risk of requests for further information from the council.

Submission & Application Management

We prepare and submit the full application to the relevant local authority — Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council. We manage all correspondence and respond to any requests for further information within the statutory timeframes.

Decision Monitoring & Next Steps

We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

Common Issues

What Can Cause Delays or Refusals in Planning Applications?

Delays and refusals in planning applications are almost always avoidable with proper preparation. The most common causes in Dublin are:

Incomplete documentation

Missing drawings, incorrect scale, or absent site information trigger requests for further information — adding weeks to the process.

Policy conflicts

Designs that don't align with the local development plan — on height, scale, overlooking, or amenity — attract objections or conditions.

No pre-planning engagement

Submitting without checking with the planning authority first misses an opportunity to identify issues before they become formal refusal reasons.

Wrong application type

Applying for full permission when the works are Exempted Development — or vice versa — wastes time & money. We confirm the correct route at feasibility stage.

Exempted Development

What Can You Build Without Planning Permission in Dublin?

Many home extensions and improvements in Dublin qualify as Exempted Development under the Planning and Development Regulations — meaning no planning application is required. However, exemptions are subject to specific conditions and can be lost if previous unauthorised works exist on the property.

Common Exempted Development for residential properties includes:

Not sure if your project needs planning?

BuildTech confirms planning status as part of every feasibility consultation — before any design fees are committed. If your project is Exempted Development, we will tell you clearly and save you the cost of an application.

Common Questions

Frequently Asked Questions

A BuildTech feasibility consultation covers: your budget versus what your project will realistically cost to build; your planning position — whether the project is Exempted Development or requires planning permission; design options that are achievable within your budget and on your specific site; a realistic project timeline; and clear next steps if you decide to proceed.
A phone or video consultation costs €200. An on-site home visit costs €500. Both are standalone and do not commit you to any further work with BuildTech. If you proceed with BuildTech for the full project, the feasibility fee is credited against the design fee.
A phone or video consultation covers budget guidance, planning position, design options, and programme — all based on information you provide and BuildTech's knowledge of Dublin construction costs. A home visit adds a site inspection, which allows BuildTech to assess structural considerations, site access and logistics, and any site-specific constraints that could affect cost or planning. For most projects involving structural alterations or unusual site conditions, the home visit is recommended.
Yes — always. We do not progress projects without a clear, agreed budget. If your expectations do not align with your budget, we will tell you immediately and honestly. This is the purpose of the feasibility consultation — to give you the truth before you spend money on design.
If your project is viable and you decide to proceed with BuildTech, the next stage is the cost and technical design — a measured survey, detailed technical drawings, and a fixed-price cost plan. This is the foundation for the planning application and the construction contract. You are under no obligation to proceed after the feasibility consultation.
