Design, Cost & Planning

Architectural Design Dublin — Every Drawing Reflects What the Build Will Cost

BuildTech’s architectural design service is fundamentally different from a standalone architectural practice. We design extensions and renovations that we then build ourselves — which means every drawing we produce reflects real construction costs, not estimates produced to win a fee.

  • We do not progress any project without a clear, agreed budget
  • If your expectations do not align with your budget, we will tell you immediately
  • Architectural design produced in-house by our design team — budget tracked throughout
  • Serving Greater Dublin — CIRI registered, fully insured, 100+ projects delivered

We Design Around Your Budget — Not the Other Way Around

Most architectural practices design what you want — then someone else tells you what it costs to build. At BuildTech, design and cost are never separated. We track the build cost at every stage of the design process, so the finished drawings always reflect what your project will actually cost to build in Dublin.

If the design is heading toward a cost that exceeds your budget, we flag it immediately and redesign accordingly. You never reach the end of the design process only to discover the build is unaffordable.

  • Build cost tracked at every stage of the design — not revealed at the end
  • All drawings produced to construction standard — ready for planning and building
  • Fixed-price cost plan produced at the end of the design stage — before construction is committed

Full Project Management

Planning Drawings, Submission, and Decision Monitoring — All In-House

Where planning permission is required, BuildTech prepares the full planning application in-house — site location map, site plan, floor plans, elevations, planning compliance report, and all supporting documentation. We submit and manage the application through to decision.

Because design and planning are managed by the same team, there are no delays or miscommunications between the design and planning stages — and no additional fees for coordination between separate practices.

  • Full planning application prepared and submitted in-house — no third-party architects to coordinate
  • Planning compliance report addressing all relevant local authority development plan policies
  • Application monitored through to decision — all correspondence with the council managed

Not sure what your home renovation will cost? We give you full cost clarity before you commit to anything.

Why BuildTech

Why Choose BuildTech for Architectural Design?

BuildTech is a design and build contractor. Our architectural design team produces drawings because we build the projects ourselves. This means every drawing reflects real construction cost data — not the estimates of a design practice that has never priced a build.

We do not produce designs that exceed your budget without telling you. If your expectations do not align with your budget at any point in the design process, we will tell you immediately — and propose a solution.

  • We do not progress projects without a clear, agreed budget — always
  • Design and build contractor — real construction costs inform every design decision
  • Planning application managed in-house — no separate planning consultant required
  • Fixed-price cost plan produced at end of design — before any construction is committed
  • All works certified by an Independent Chartered Engineer on completion
How It Works

Our Planning Application Process

BuildTech manages the full planning permission process from initial feasibility through to decision. Every stage is handled internally — there are no third-party handoffs that cause delays or miscommunication.

Feasibility & Exemption Check

We confirm whether your project requires planning permission or qualifies as Exempted Development. Many single-storey rear extensions in Dublin do not need planning — we establish this clearly at the outset, saving you time and fees.

Pre-Planning Strategy & Local Authority Engagement

Where planning is required, we develop a pre-planning strategy aligned with the relevant local authority's development policies. Where appropriate, we engage with the planning authority informally before submission to identify potential issues early and reduce the risk of refusal.

Planning Drawings & Documentation

Our in-house architectural design team prepares all required drawings — site location map, site plan, floor plans, elevations, and sections — along with any supporting reports and compliance documentation. Accurate, complete documentation reduces the risk of requests for further information from the council.

Submission & Application Management

We prepare and submit the full application to the relevant local authority — Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council. We manage all correspondence and respond to any requests for further information within the statutory timeframes.

Decision Monitoring & Next Steps

We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

Common Issues

What Can Cause Delays or Refusals in Planning Applications?

Delays and refusals in planning applications are almost always avoidable with proper preparation. The most common causes in Dublin are:

Incomplete documentation

Missing drawings, incorrect scale, or absent site information trigger requests for further information — adding weeks to the process.

Policy conflicts

Designs that don't align with the local development plan — on height, scale, overlooking, or amenity — attract objections or conditions.

No pre-planning engagement

Submitting without checking with the planning authority first misses an opportunity to identify issues before they become formal refusal reasons.

Wrong application type

Applying for full permission when the works are Exempted Development — or vice versa — wastes time & money. We confirm the correct route at feasibility stage.

Exempted Development

What Can You Build Without Planning Permission in Dublin?

Many home extensions and improvements in Dublin qualify as Exempted Development under the Planning and Development Regulations — meaning no planning application is required. However, exemptions are subject to specific conditions and can be lost if previous unauthorised works exist on the property.

Common Exempted Development for residential properties includes:

Not sure if your project needs planning?

BuildTech confirms planning status as part of every feasibility consultation — before any design fees are committed. If your project is Exempted Development, we will tell you clearly and save you the cost of an application.

Common Questions

Frequently Asked Questions

BuildTech is a design and build contractor — we design projects that we then build ourselves. This means every drawing reflects real construction costs, not estimates. A standalone architect designs what you want and hands the drawings to contractors for pricing. At BuildTech, design and cost are never separated.
It depends on the type and scale of the project. Many single-storey rear extensions are Exempted Development — no planning required. Two-storey extensions, dormer attic conversions, and most granny flat projects will require planning permission. BuildTech confirms your planning position at the feasibility consultation stage.
For a typical single-storey rear extension, the design process — from measured survey to completed drawing set — typically takes 4–8 weeks. Planning applications, where required, add a further 8–12 weeks. BuildTech will confirm the programme at the outset.
BuildTech produces fully dimensioned floor plans, elevations, sections, and site plans — all to construction standard and in formats accepted by Dublin local authorities. Where planning is required, we also produce a site location map and planning compliance report.
Yes — the drawings belong to you. However, the fixed-price cost plan is based on BuildTech building the project. If you take the drawings to another contractor, you will need to obtain separate quotes.
