Drawings Without a Build Cost Are an Incomplete Plan

Architectural drawings show you what you want to build. They do not tell you what it will cost to build — and that gap is where most home projects in Dublin come unstuck. Homeowners receive drawings from their architect and then discover, when contractor quotes come in, that the design is 50% or 100% over their budget.

BuildTech’s Cost Planning & Construction Review gives you an honest, line-by-line cost breakdown of your existing design — identifying gaps, risks, and value engineering opportunities before you commit to construction.

  • Full cost breakdown of your architectural design — every line item costed accurately
  • Gap and risk identification — structural, planning, or specification issues flagged before build
  • Budget alignment assessment — honest advice on whether your design is buildable within your budget

Practical Alternatives to Reduce Cost Without Compromising Quality

Where a design exceeds your budget, BuildTech identifies practical value engineering alternatives — changes that reduce cost without compromising the quality or functionality of the project. This might involve specification changes, structural simplifications, or phasing of the works.

At the end of the review, you have a clear picture of what your project will cost to build, what changes (if any) are needed to bring it within budget, and a structured pathway to construction if you decide to proceed with BuildTech.

  • Value engineering options — practical alternatives that reduce cost without losing quality
  • Specification review — identifying over-specified or under-specified elements in the design
  • Clear pathway to construction — fixed-price contract available if you proceed with BuildTech

Not sure what your home renovation will cost? We give you full cost clarity before you commit to anything.

Why BuildTech

Why Get a BuildTech Cost Planning Review?

If you already have architectural drawings, the worst thing you can do is go straight to tender without knowing what the build will cost. Speculative tenders take time, reveal nothing useful, and expose you to contractors who may price to win — not to deliver.

A BuildTech Cost Planning & Construction Review gives you an honest, independent assessment of your design — from a contractor who builds these projects every day in Dublin. We tell you what it will actually cost to build, and whether your design is achievable within your budget.

  • We do not progress projects without a clear, agreed budget — always
  • Independent assessment from a contractor who builds extensions and renovations every day
  • We do not price open tenders — we assess your project honestly before any construction commitment
  • Value engineering options identified — reduce cost without compromising quality
  • Fixed-price construction contract available if you decide to proceed with BuildTech
How It Works

Our Planning Application Process

BuildTech manages the full planning permission process from initial feasibility through to decision. Every stage is handled internally — there are no third-party handoffs that cause delays or miscommunication.

Feasibility & Exemption Check

We confirm whether your project requires planning permission or qualifies as Exempted Development. Many single-storey rear extensions in Dublin do not need planning — we establish this clearly at the outset, saving you time and fees.

Pre-Planning Strategy & Local Authority Engagement

Where planning is required, we develop a pre-planning strategy aligned with the relevant local authority's development policies. Where appropriate, we engage with the planning authority informally before submission to identify potential issues early and reduce the risk of refusal.

Planning Drawings & Documentation

Our in-house architectural design team prepares all required drawings — site location map, site plan, floor plans, elevations, and sections — along with any supporting reports and compliance documentation. Accurate, complete documentation reduces the risk of requests for further information from the council.

Submission & Application Management

We prepare and submit the full application to the relevant local authority — Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council. We manage all correspondence and respond to any requests for further information within the statutory timeframes.

Decision Monitoring & Next Steps

We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

Common Issues

What Can Cause Delays or Refusals in Planning Applications?

Delays and refusals in planning applications are almost always avoidable with proper preparation. The most common causes in Dublin are:

Incomplete documentation

Missing drawings, incorrect scale, or absent site information trigger requests for further information — adding weeks to the process.

Policy conflicts

Designs that don't align with the local development plan — on height, scale, overlooking, or amenity — attract objections or conditions.

No pre-planning engagement

Submitting without checking with the planning authority first misses an opportunity to identify issues before they become formal refusal reasons.

Wrong application type

Applying for full permission when the works are Exempted Development — or vice versa — wastes time & money. We confirm the correct route at feasibility stage.

Exempted Development

What Can You Build Without Planning Permission in Dublin?

Many home extensions and improvements in Dublin qualify as Exempted Development under the Planning and Development Regulations — meaning no planning application is required. However, exemptions are subject to specific conditions and can be lost if previous unauthorised works exist on the property.

Common Exempted Development for residential properties includes:

Not sure if your project needs planning?

BuildTech confirms planning status as part of every feasibility consultation — before any design fees are committed. If your project is Exempted Development, we will tell you clearly and save you the cost of an application.

Common Questions

Frequently Asked Questions

The review includes: a full line-by-line cost breakdown of your architectural design; identification of any gaps, risks, or issues with the design (structural, planning, specification); an honest assessment of whether the design is buildable within your budget; value engineering options where the design exceeds your budget; and a clear pathway to construction if you decide to proceed with BuildTech.
The review starts from €2,500 + VAT — a fee based on the scale and complexity of the project. BuildTech will confirm the exact fee after an initial discussion about your project and drawings.
No — the review is standalone and does not commit you to using BuildTech for construction. You are free to take the cost plan and proceed with another contractor. However, if you decide to proceed with BuildTech, the review fee is credited against the construction contract.
We will tell you clearly and honestly — and identify what changes are needed to bring the project within your budget. Value engineering options may include specification changes, structural simplifications, or phasing the work. We do not progress projects without a clear, agreed budget.
Yes — we can review drawings at any stage, from initial sketches through to full technical drawings. The earlier we review, the more easily any issues can be resolved before significant design fees have been committed.
