Feasibility First

Reduce Heating Costs and Eliminate Your Dependence on Oil or Gas

A heat pump extracts renewable heat energy from the outdoor air and converts it to heat for your home — providing hot water and space heating at significantly lower running costs than oil or gas boilers. Modern air-to-water heat pumps operate effectively in Ireland’s climate and can achieve efficiencies of 300–400% (they produce 3–4 kWh of heat for every 1 kWh of electricity used).

A heat pump is most effective in a well-insulated home. BuildTech assesses your home’s insulation levels at the feasibility stage and advises on whether insulation upgrades are required alongside the heat pump installation to maximise efficiency and comfort.

  • Home suitability assessment — insulation levels reviewed to maximise heat pump efficiency
  • SEAI grant application managed on your behalf — up to €6,500 available for heat pump

Why BuildTech

Why Choose BuildTech for Your Heat Pump Installation?

BuildTech is SEAI registered for heat pump installation. We assess your home’s suitability, manage the SEAI grant application, and install the full system in-house — meaning you deal with one contractor from assessment to handover.

We do not install heat pumps in homes that are not suitable. If your home’s insulation levels are not adequate for a heat pump to operate efficiently, we will tell you — and advise on the insulation upgrades required.

  • We do not progress projects without a clear, agreed budget — always
  • SEAI registered — full grant application managed on your behalf
  • Suitability assessed honestly — we advise if insulation upgrades are required first
  • Cost confirmed before work begins — total cost confirmed before installation begins
  • Full system commissioned and tested — handover includes operating guidance
How It Works

Our Planning Application Process

BuildTech manages the full planning permission process from initial feasibility through to decision. Every stage is handled internally — there are no third-party handoffs that cause delays or miscommunication.

Feasibility & Exemption Check

We confirm whether your project requires planning permission or qualifies as Exempted Development. Many single-storey rear extensions in Dublin do not need planning — we establish this clearly at the outset, saving you time and fees.

Pre-Planning Strategy & Local Authority Engagement

Where planning is required, we develop a pre-planning strategy aligned with the relevant local authority's development policies. Where appropriate, we engage with the planning authority informally before submission to identify potential issues early and reduce the risk of refusal.

Planning Drawings & Documentation

Our in-house architectural design team prepares all required drawings — site location map, site plan, floor plans, elevations, and sections — along with any supporting reports and compliance documentation. Accurate, complete documentation reduces the risk of requests for further information from the council.

Submission & Application Management

We prepare and submit the full application to the relevant local authority — Dublin City Council, Dún Laoghaire-Rathdown, Fingal, or South Dublin County Council. We manage all correspondence and respond to any requests for further information within the statutory timeframes.

Decision Monitoring & Next Steps

We monitor the application through to decision — typically 8–12 weeks from submission. On receipt of planning permission, we advise on any conditions attached and prepare the project for the next stage: cost and technical design, or construction if design is already complete.

Common Issues

What Can Cause Delays or Refusals in Planning Applications?

Delays and refusals in planning applications are almost always avoidable with proper preparation. The most common causes in Dublin are:

Incomplete documentation

Missing drawings, incorrect scale, or absent site information trigger requests for further information — adding weeks to the process.

Policy conflicts

Designs that don't align with the local development plan — on height, scale, overlooking, or amenity — attract objections or conditions.

No pre-planning engagement

Submitting without checking with the planning authority first misses an opportunity to identify issues before they become formal refusal reasons.

Wrong application type

Applying for full permission when the works are Exempted Development — or vice versa — wastes time & money. We confirm the correct route at feasibility stage.

Exempted Development

What Can You Build Without Planning Permission in Dublin?

Many home extensions and improvements in Dublin qualify as Exempted Development under the Planning and Development Regulations — meaning no planning application is required. However, exemptions are subject to specific conditions and can be lost if previous unauthorised works exist on the property.

Common Exempted Development for residential properties includes:

Not sure if your project needs planning?

BuildTech confirms planning status as part of every feasibility consultation — before any design fees are committed. If your project is Exempted Development, we will tell you clearly and save you the cost of an application.

Common Questions

Frequently Asked Questions

Heat pumps are most effective in well-insulated homes. As a general guide, a home should have a BER of C or better for a heat pump to operate efficiently without insulation upgrades. BuildTech assesses your home's insulation levels at the feasibility stage and advises on whether insulation upgrades are required alongside the heat pump installation.
The SEAI provides a grant of up to €6,500 for air-to-water heat pump installation under the Better Energy Homes scheme. Additional grants may be available for insulation upgrades that accompany the heat pump installation. BuildTech confirms your eligibility and manages the full grant application.
A full air-to-water heat pump installation — including the outdoor unit, hot water cylinder, controls, and pipework alterations — typically costs €10,000 to €18,000 gross. After the SEAI grant of up to €6,500 is applied, the net cost is typically €5,000 to €12,000. BuildTech confirms the net cost before installation begins.
A standard air-to-water heat pump installation typically takes 3 to 5 days. BuildTech schedules the installation to minimise the period without heating or hot water.
Most modern heat pumps can work with existing radiators, though in some cases larger radiators may be required to distribute heat effectively at the lower flow temperatures used by heat pumps. BuildTech assesses the existing heating system at the survey stage and advises on whether radiator upgrades are required.
